Rentals Services:
We will
advertise your property free (at no cost to you) on our websites-
www.justspanishproperties.com,
www.golfonthecostas.com, torreviejaholidays.co.uk and our
other associated websites for as long as the property remains in our
hands.
We don't
make any promises as to how many bookings that you will get as there are
lots of properties available for rental on the South Costa Blanca. We
charge you a one off fee of 60 euros + IVA (approx
50 pounds) to take the photographs,
write the description and post your property on our websites. We
don't make an annual charge of several hundred euro's like a number of
companies in this area.
Our contract does not tie you only to us
and you can advertise wherever and however you like. You can rent the
property direct by yourself at whatever costs you feel appropriate and
you can ask us to adjust the on-line prices to whatever you desire.
Our only stipulations to working with us is that you must let us know
the dates of any of your own bookings immediately by email so that we
can update your online calendar and that we get to handle your cleaning,
key hand over and ancillary services.

When WE get a booking on your behalf, you pay us a commission
from the money that we collect from the client. We would also collect
any ancillary costs such as cleaning (the client pays ), airport
services (the client pays ), etc. Each month, we pay any money owed to
you after these deductions into your Spanish bank account.
We ask for a deposit when someone makes a booking – We hold this in our
bank account under your name as a safe guard against them not turning
up, in the rare instance that this might happen and we cannot re-let
your property then you will receive this less a deduction to cover our
costs. We obviously cannot be responsible for any lost rental costs if
this happens but all our clients are required to pay to us the balance
of any rental fees 14 days before they arrive.
We would like YOU to promote your own property by directing people to look at it on our website – we are providing you
with a free “window” to the world so that they can view the property,
the location, the facilities, the prices, the availability etc.
We would like YOU to promote your own property and our website to your friends, family, work mates, at the sports club,
at the golf club, on any notice boards, intranets at work etc. We can
provide posters by email for you to print out and display if you wish.
It’s to your own advantage if you do this, because if YOU make
your own bookings, we do not get any commission for the rental. You are
obviously responsible for collecting all monies, returning deposits etc.
However, we would still get the ancillary costs such as cleaning,
airport services, a key handover charge, etc, so we still make
something from it.

| Please note that we cover from Gran Alicant in the north down to La Manga in the south and Jacarilla in the west. This is because we want to provide an
efficient LOCAL service for the South Costa Blanca. If, for example, you have a "distant" rental
property from Torrevieja, i.e. in Gran Alacant or Alicante to the north or
San Javier and La Manga to the south, where we are unable to provide our
cleaning and ancillary services due to the distance involved, you can
still feature on our website for an initial cost of 99 euros + IVA (to visit
and prepare the description and take the photographs of your property)
You can therefore use our websites for an advertising "window" to the
world whilst you make your own booking and local cleaning arrangements.
If WE get you a booking, you pay us a commission but still handle
the booking and cleaning arrangements, etc, yourself. |
| Management Services:
We offer all our clients a
property management service that goes hand
in hand with our rental service. As most owners only visit at irregular
intervals (if at all) there are various property management tasks
that must be carried out on a regular basis to ensure that the property
is full serviceable and utilities are functioning correctly. We provide
a monthly visit to the property, if empty, and a report as to the
condition if we find something not in order. We will collect all post
and notify you of any urgent matters i.e. non payment of services. If
tenanted we will ensure that all service (Electricity & Water) payments
are made by the tenant and paid to your bank account.
This service also gives any tenant a contact point
in the event of something urgent arising concerning them or the property.
The cost of this service is 360 euros per year + IVA
due on the 1st January each year and will be invoiced to you.
Payment for this service will be required within 2 weeks from this due
date or by monthly standing order direct into our bank account. You will
be required to notify us which payment method you prefer so we may send
you our bank details.
We have tried to keep the management costs to a bare
minimum as it is in your interest to take up this service, but due to
the cost of fuel and operating vehicles etc. we have to remain viable.
Whilst we wish every owner to enjoy this service it
is not compulsory, but if there are problems that we have to
attend to over then we will issue an invoice to cover our costs. |
